Our Company, Nika Corporate Housing has been contracted to assist you in procuring your housing accommodations for your internship. We are a company contracted to manage the INL intern housing service, and we are not part of or affiliated in any way with INL.
While you are an Active INL Intern, you are eligible to utilize this affordable service in Idaho Falls.

The Housing Service:
The housing service for your temporary stay in Idaho Falls has been designed to offer you comfortable, affordable furnished apartments close to in-town INL facilities.
This service is provided as a convenience to you.
We have partnered with multiple apartment complexes, all within 6 miles of INL, and these complexes have a variety of furnished apartments.
Most apartments are 2 or 3 bedroom units, and are priced at $900 per month, per intern.
Special requests for less expensive units can be arranged with units that share a bedroom for $600 per month per intern.
All unit sizes and configurations are subject to availability. Units will be assigned by NIKA from available inventory with consideration given to desired communities, desired units, unit sizes, gender, and roommate survey similarities.

The Process: (How it Works)
Nika Corporate Housing (NIKA) is a professional housing provider that is working with apartment communities in Idaho Falls in order to secure great apartment complexes that are willing to offer short-term, fully furnished and all-inclusive apartments to Interns like you working at INL*.
INL is paying NIKA to facilitate and manage the interns’ temporary accommodations acquisition and living experience during their internship, and provides this management service at no cost to the Intern. For legal reasons, the interns remain responsible for signing their short-term leases directly with the community, however a requirement of our contract is that NIKA will collect the rent each month from all of the intern’s and consolidate it for payment to the community.
Please note that NIKA’s role is to provide management services and guidance for INL interns regarding housing options. We are not contracted to directly provide apartments; rather, our responsibility is to inform you of the vetted options available and provide oversite and assistance. That said, our goal is to make this process as smooth, affordable, and pleasant as possible for you. Therefore, whenever feasible, we will handle much of the process, especially when we have specific apartments available for assignment. Also, there are a limited number of apartment communities willing to participate in the service. We strongly advise you to make your reservation as early as possible to ensure the best experience and availability!
The Process:
Step 1: Take the brief Housing Questionnaire below that will ask you to select your apartment and roommate preference. Interns are responsible for paying their own monthly rent for the apartment.
The questionnaire will also ask 10 casual general preference questions to provide a basic personality profile used to match interns with like-minded roommates. INL has no access to these questions nor the answers.
The monthly rent cost includes rent, furniture, linens, housewares, utilities, trash service, official service-specific intern social events, and high-speed WiFi internet service. It does not include deposits, admin fees, renters insurance, premium or expanded TV service, or any other cost, deposit or fee not specifically listed. These other fees vary depending upon each community’s policy, but we have negotiated for them to be as low as possible or eliminated where possible.
Any unauthorized fees or expenses will be billed back to the interns present in the unit at the time the charge was incurred.
Step 2: Once you have completed the questionnaire,
Nika Corporate Housing will match you with other interns as roommates and assign you a unit.

Due to the number of interns and the careful process we use to match interns with roommates, it may take a while for you to get your room assignment. Thank you in advance for your understanding and patience!
Step 4: Once you have been assigned a unit, NIKA will contact you to advise you of your assigned unit (and roommate(s) if applicable) and collect your payment information. We will then facilitate the lease process by coordinating with your assigned apartment community (so they will already be aware of you) and then directing you to contact your assigned community and they will lead you through their specific lease signing process. (NIKA will assist if needed).
Step 5: Consider if you would like to have optional “ Short Term Secure“ renters insurance. It costs only $2 a day, and features blanket coverage. (Mark your choice at the end of the Housing Questionnaire).
Due to the volume of interns moving in, your choices may be limited.
Finally, the contract we have with INL requires us (NIKA) to collect rent payments and remit them directly to the communities. So, you will pay your first month (or partial month) rent, and all subsequent rent directly to Nika Corporate Housing, and we will pay everyone’s rent to the community, furniture rental company, as well as internet/tv service, and utilities on your behalf.
We can send you a QuickBooks invoice that you can pay via an ACH online (preferred), or you can choose to have us charge your credit/debt card on file.
*These furnished, pre-configured apartments have limited availability
Opt Out:
Nika Corporate Housing has been contracted by INL to facilitate and manage intern housing at no cost to you, and you are highly encouraged to use this valuable service.
So, if you decide to opt-out of the housing service to find and facilitate your own temporary housing in Idaho Falls, NIKA cannot provide assistance nor be your advocate – should you need it.

Participating in the service has multiple benefits:
INL has contracted with Nika Corporate Housing, a professional housing company that has over 22 years experience in temporary housing. The fee for the management service NIKA provides is paid for by INL at zero cost to the interns.
Interns are responsible for their rent and any other services they consume.
Every apartment is equipped with everything necessary to make your temporary stay in Idaho Falls comfortable. All necessary furniture, linens, housewares, kitchenware, appliances, utilities, media service, WiFi high-speed internet is included in the monthly rent rate.
YES! Absolutely!
Actually we prefer if you do, so that you are matched up with someone that you know and are compatible with. (Just make sure that they are starting an ending their internship within a week of yours, we can’t let extra beds go empty for too long).
Intern’s or their sponsors are responsible for their own individual rent.
Your first rent payment (prorated if applicable) wll be due just before you move in to your apartment. After that, your rent is due on the first of the month and late after the 4th of the month.
Your rent is computed on a per-day basis, so partial months are pro-rated.
Yes. We do our best to get as many of the fees waived, and any deposits to be fully refundable. Currently, the apartment communities we are working with are charging a $200 non-refundable application fee, and a refundable $250 damage deposit.
Hey, we all love our pets! But, due to the nature of living with roommates and possible allergies, (or other pet-specific complications) the service strongly opposes the presence of any pets in the apartments. Of course, service animals are a different category, protected by law. Service animals will need the proper documentation and vet records.
Interns that wish to bring partners, spouses or other occupants will need to be placed in a private apartment. We are not allowed to create co-ed units, and even for same-sex couples, placing them in a roommate situation might create an uncomfortable environment for the other roommates.

INL strongly suggests that you utilize this service for many reasons. However, if you live locally or have other accommodations available to you, you may opt out of the service.
If you choose to opt out of the service, you are on your own as far as housing is concerned . By contract, NIKA is not be permitted to assist you in any way with landlord issues, roommate issues, lease terms or issues… or anything else related to your housing accommodations.
It depends upon the “special consideration” being requested. As real estate professionals, we must adhere to Fair Housing laws, which prevent discrimination based on protected classes such as race, color, national origin, religion, sex, familial status, disability, or age. Therefore, we cannot consider these attributes when pairing roommates.
However, if your request is related to health or accessibility needs—for example, if you have a nut allergy or require a unit with special access for physical limitations—we can certainly take that into account. We strive to accommodate such needs to ensure that your living situation meets those needs and is suitable and comfortable.
Maybe… Our contract prevents us from charging INL for dates outside your specific program. However, sometimes we might have vacancy that we can figure out something… so just ask.
As far as INL is concerned, we can’t speak for them so you would need to check with them to see if they have any issues with extended stays.
It depends a lot on when the cancellation happens. If you are months out of your start date… then a cancellation doesn’t create the same issues as a cancellation for a move in next week.
Having said that, we know that sometimes life just… happens. However, any cancellation causes a domino effect of issues – a vacancy in an apartment will have domino effects throughout the schedule. In that case, if a lease was signed, you’d be responsible for that rent until we could find a replacement to pick up that cost. Otherwise, you deposit may be lost.
So, we’d recommend that if you must cancel after the lease is signed, that you advise us as soon as possible in order for us to reflow the assignments and hopefully relieve you of that cost.
No matter how hard we try to pair roommates with like-minded people, there will be times that personalities just don’t click. In that case, first you should consider that your stay in Idaho Falls is very short to start with, and see if there is any way that you and the other roommate can work it out or just “agree to disagree” for that limited period of time.
If that isn’t an option – or if you feel uncomfortable in any way that concerns you should reach out to us immediately for assistance. Use any contact method found on this page. Our direct number is 813-857-2211 and our office hours are 9am – 5pm Eastern time M-F. Our emergency line (same number, just kicks in after hours) is monitored 24/7365 and works on a message basis. It will require you to leave a message, but that doesn’t mean that we aren’t available. We do this so that the original issue is recorded, and we review the message and then will respond with options.
If you feel that you cannot wait, leave the apartment and go to a hotel and we will work it out as soon as we get back. We will work with you and the other roommate to try and figure out a solution, and if necessary, we will move you (or them) to another apartment.
BOTTOM LINE: If you feel that your safety or the safety of others is at risk, or you are threatened in any way, leave the apartment and call 911.
You should know however that we are required by our contract to report to INL regularly on issues of complaints (including things like this) and other metrics, so your issue will automatically be escalated to INL’s attention, so make sure it isn’t something trivial that could be handled between everyone involved first.
Please don’t… we really don’t want to go there.
But, to answer the question, it depends upon the rule, how egregious the violation was, and/or how many times there are infractions.
At some point, (perhaps the first point) you may be required to vacate the apartment and you might be banned from participating in the service in the future.
And, again, such instances require us by contract to escalate the situation to INL, and we don’t want to do that.
Yes, you may bring your car. For most communities, each person in your apartment will have 1 approved open unassigned parking space.
Renters insurance is highly recommended, but not required. NIKA has made arrangements with “ Short Term Secure ” – a temporary insurance provider for blanket coverage at a cost of only $2 per day. Just let us know and we will add that coverage to your stay.

Remember that you will have neighbors that live at your community year-round with their families, including children. Please be courteous and mindful of your neighbors!

This is where you begin the housing process!
We have fully furnished, all inclusive apartments located in vetted communities (subject to availability).
With this service, you will have roommate(s). So, we need to collect some information in order to match you with your roommate(s), and the form will ask you simple general preference questions in order to attempt to pair you with someone that shares similar interests.
There are no “right” or “wrong” answers… So please answer these questions honestly – none of these questions are used for any other purpose than to attempt to assign more compatible roommates.
INL has no access whatsoever to these answers.

No A/C in unit with outside temps above 80 degrees
